Common LTB Applications
Need help with an L1 or L2 application, an N5 eviction notice, or other Landlord and Tenant Board forms? I provide guidance and preparation for the most common eviction and rental dispute applications in Ontario.
L1 Application – Eviction for Non-Payment of Rent
If your tenant hasn’t paid rent, you may need to file an L1 Application to evict. I’ll help you prepare and file it properly, ensuring it’s supported by the correct eviction notice and documentation.
L2 Application – Eviction for Other Reasons
For issues like property damage, illegal activity, or repeated late payments, an L2 Application may be appropriate. I can help determine if this applies to your case and guide you through the process.
N5 Notice – Damage, Interference, or Safety Issues

N4 Notice – Non-Payment of Rent

N12 Notice – Landlord Moving In or Property Sale
Selling your home or planning to move in? The N12 form is required. I’ll explain how it works and what your obligations are to avoid penalties or invalid notices.
Tenant Applications (T2, T6, etc.)
